Selling a home is part preparation, part presentation, and part pricing. The work you do before the sign goes in the yard has a direct impact on how quickly your home sells and what it sells for. Here's the checklist we walk every seller through.
Start with curb appeal. Buyers form an opinion before they ever step inside. Fresh mulch, trimmed shrubs, a clean walkway, a painted front door, and a welcome mat go a long way. If the exterior looks cared for, buyers assume the interior is too.
Declutter and depersonalize. The goal is to help buyers picture themselves living in the space. Pack away family photos, clear countertops, thin out closets so they look roomier, and remove excess furniture. Less is more — you're going to pack it all eventually, so start now.
Tackle the small repairs. Walk through your home as a buyer would and fix the little things: leaky faucets, squeaky doors, cracked outlet covers, burned-out bulbs, scuffed baseboards. These are inexpensive fixes that prevent buyers from wondering what bigger issues might be lurking.
Consider a pre-listing inspection. Knowing about any major issues in advance lets you address them on your terms — or at least price and disclose accordingly — rather than scrambling during a buyer's inspection contingency. It builds trust and can keep a deal from falling apart late in the process.
Stage for photos and showings. You don't need to hire a professional stager, but you do need each room to read clearly: a bedroom should look like a bedroom, a dining room like a dining room. Add light, neutral touches, and make sure every room is spotless before photos and every showing.
Invest in professional photography. The vast majority of buyers start their search online, and your photos are your first showing. We include professional photography on every listing because it directly drives more views, more showings, and stronger offers.
Price it right from day one. The best preparation in the world won't overcome an unrealistic price. We'll pull a comparative market analysis, look at recent sales and current competition, and land on a number that gets buyers through the door. The first two weeks on the market are your strongest window — make them count.
